What are the major VA home loan qualifications?
Answer:The Certificate of Eligibility is the major qualification requirement for obtaining a VA home loan. You can order it online, through the VA website, or through a lender. Even though income and credit are examined, credit does not have great weight unless you had bankruptcy within 2 years prior to applying for a VA loan.
If you already have a Certificate of Eligibility, you could get prequalified for a VA home loan online.
If you are already working with a lender, they can help you get an Automated Certificate of Eligibility. If they are unable to do that due to insufficient records in the system, you'll have to send a VA Form 26-1880, Request for a Certificate of Eligibility for VA Home Loan Benefits with your most recent discharge/separation papers to the Winston-Salem VA Eligibility Center at:
Department of Veterans Affairs
Eligibility Center
P.O. Box 20729
Winston-Salem, NC 27120
The response will be issued usually within 10 days.
If you are looking for entitlement restoration, you will need to send in proof that your former VA loan has been fully repaid.
