What are the major VA home loan qualifications?


The Certificate of Eligibility is the major qualification requirement for obtaining a VA home loan. You can order it online, through the VA website, or through a lender. Even though income and credit are examined, credit does not have great weight unless you had bankruptcy within 2 years prior to applying for a VA loan.

If you already have a Certificate of Eligibility, you could get prequalified for a VA home loan online.

If you are already working with a lender, they can help you get an Automated Certificate of Eligibility. If they are unable to do that due to insufficient records in the system, you'll have to send a VA Form 26-1880, Request for a Certificate of Eligibility for VA Home Loan Benefits with your most recent discharge/separation papers to the Winston-Salem VA Eligibility Center at:

The response will be issued usually within 10 days.
